Wholesaling Real Estate-books and info to learn how?

I’m interested in wholesaling real estate but would like a real, down-to-earth, honest outlook on this business. I am a licensed real estate agent (I had to get licensed the way the brokerage I worked for was set up) that has been a property manager of 140 single family homes for over 3 years now. I’m really good at looking at homes, know my city/area very well, and knowing what a good home is.

However, I’m a little weary only because you see and hear from all these websites that every home you’re going to make 10k. That doesn’t sound very realistic to me. I know any all business carry risk, but I don’t need to make a ton of money for the year-I’m really good with my money and bought a foreclosed home that is cheaper to live in than a 2 bedroom apartment. However, I don’t want to starve.

How would a newbie wanting to get into wholesaling real go about doing this? Are there any good reading materials or guides that are CURRENT on how to do this out there? I live in St. Louis, MO, what do you think I could expect to make doing this?
