Off the mortgage? I have a definition, but it’s a good idea?

I authorized the credit and my wife has a horrible credit. We are talking about a contractor in OKC who said he is able to fund 160,000 home, no problem, if I do not give him $ 30,000. We can do it, but he said that the mortgage will be around 7.99%. This is probably the best offer I receive. Does anyone have any experience with these loans, or suggestions for me?
