Investment Property with Partner in CA?

Hello all,

My friend and I would like to go 50% each in an investment property in California where we both live.

We want to buy a modest property for approx $ 150k and plan on renting it out.

We both have good credit and good incomes (in excess of 200k a year combined).

What kind of mortgage do we need in order to buy property on a 50/50 basis.

What downpayment would we need. We would like to put down less than 10% if possible?
