Home for Sale is draining us dry?

My husband and I were left a very small home by one of our grandparents. We decided to be kind and allow another relative, who is a real estate agent, come and give us some figures on what the house is worth. Before he will even consider signing contracts, he told us that we would have to do all these upgrades in order for the house to be ready to sale. We are a low income family as it is, but have been gradually saving and doing a little here and there over the past year. We are now just about broke. We realize that when the house sales, we will be o.k., but do all real estate firms require people to fix up the homes before they will put them on the market? Keep in mind we have been paying for utilities, taxes, and vacant home insurance. I don’t know how much longer we can hold out.
