Credit For Appraisal at closing

The closing costs listed on our GFE total $4992.92 and our sellers are paying $4750. *The GFE includes the fee but our lender did not include it in the closing costs section of *the mortgage application. *This makes it look at if we are leaving money on the table with closing costs. * *It was my impression that this fee should be credited back and factored in to our cash needed to close. *Can someone help me understand how the paid outside of closing items work? *
